Winnemucca, NV Humboldt Country Land 81. acre for sale in Winnemucca, NV

1 of 10
Price reduced! 81.66 acres of natural Nevada High Desert ready to use!

This parcel is on the western side of a full section (1 square mile) that was divided into large parcels. All other parcels in this section are 40 acres. this was the only one that was left at 80 acres due to the large hill in the western side of it.

There are about 50 acres total that is relatively flat. About 30 acres on the southern end and another approximately 20 acres at the northern end. In the middle, the land is hilly with a large hill in the center of the western edge.

All parcels of this property have 30' easements along their boundaries for roads, power lines, etc. The section map shows all parcels. this one is Lot 5.

There are no utilities to the property. Any home built will have to be an "off grid" type home. A well will be needed for water. Domestic wells in Nevada do not require a permit but must be drilled by a licensed driller. Domestic wells may pump up too 2,000 gallons per day. If more water is needed, for irrigation or stock watering, water rights are easily acquired.

Access is via a BLM (Bureau of Land Management) two track road. This road does transit a section of private property. the owner of that property has placed gates across the road and only asks the common courtesy of making sure the gates are shut after going through them. Please respect this!

Take Jungo road (dirt road) west from Winnemucca NV to Sierra Pass Road and turn left. Stay on Sierra Pass Road about 5.6 miles. You'll be at a crossroads. Bear left and keep going for about another mile and you'll get to a gate where the road goes through private property... go through the gate making sure to close it behind you. A mile later, you'll get to the other gate where you leave the private property. Again, go through this gate and make sure to close it behind you. Here is where the road becomes a primitive two track. High clearance vehicles is suggested and a 4X4 wouldn't hurt. Another two miles on this road and the property is directly south about .35 miles.

A Google Earth photo showing approximate GPS coordinates of the corners is included. Another one showing how to get there from Jungo road is also included.

The corners to the property are marked with survey stakes and "T-posts".

Game trails cross all over the place! I've seen evidence of both mule deer and antelope on the property.
